Notice of Complete Application re: a Proposed Zoning By-law Amendment (Harmony Living Collingwood)

TAKE NOTICE that the Council of the Corporation of the Town of Collingwood has received an application for a Zoning By-law Amendment under Section 34 of the Planning Act, R.S.O. 1990, c. P. 13, as amended. This application has been deemed to be a complete submission under Section 34(10.4) of the Planning Act
 
A public meeting to hear the planning merits of this application has not yet been scheduled.
 
The proposed Zoning By-law Amendment (File No. D14717) pertains to a parcel of land legally described as Block 151, Plan 51M-865, Town of Collingwood, County of Simcoe.  The subject property is approximately 2.47 ha (6.1 ac) irregularly shaped area and is located on the west side of the Riverside subdivision with frontage onto two portions of Peel Street.  This particular proposal is called ‘Harmony Living Collingwood’.
 
THE PURPOSE AND EFFECT of the proposed Zoning By-law Amendment is to rezone the property from Residential Third Density Exception Eight (R3-8) zone to a Residential Third Density Exception (R3-E) zone.  The proposed Zoning By-law Amendment would:
-       permit the subject lands to be developed with freehold lots accessed by private condominium roads while maintaining compliance with the provisions of the zoning by-law (i.e., as if the constituent parcels involved continue to comprise one lot);
-       reduce the minimum required front yard setback (Peel Street) from 4.5 to 3.9 metres; and,
-       increase the maximum front and rear yard encroachments for unenclosed decks, porches and sets of stairs. 
 
ANY PERSON may attend the future public meeting and/or make written or verbal representation either in support of or in opposition to the proposed Zoning By-law Amendment. 
 
If you wish to be notified of the decision the Town of Collingwood on the proposed Zoning By-law Amendment you must make a written request to Ms. Sara Almas, Clerk, Town of Collingwood, P.O. Box 157, 97 Hurontario Street, Collingwood, Ontario, L9Y 3Z5. 
 
If a person or public body does not make oral submissions at the public meeting or make written submissions to the Town of Collingwood before the by-law is passed, the person or public body is not entitled to appeal the decision of the Town of Collingwood to the Ontario Municipal Board. 
 
If a person or public body does not make oral submissions at a public meeting, or make written submissions to the Town of Collingwood before the by-law Amendment is passed, the person or public body may not be added as a party to the hearing of an appeal before the Ontario Municipal Board unless, in the opinion of the Board, there are reasonable grounds to do so.
