Notice of Complete Application re: a Proposed Zoning By-law Amendment (Mair Mills Villages)

TAKE NOTICE that the Council of the Corporation of the Town of Collingwood has received an application for a Zoning By-law Amendment under Section 34 of the Planning Act, R.S.O. 1990, c. P. 13, as amended. This application has been deemed to be a complete submission under Section 34(10.4) of the Planning Act
 
A public meeting to hear the planning merits of this application has not yet been scheduled.
 
The proposed Zoning By-law Amendment (Town File No. D14817), pertains to a 19.82 hectare (48.96 acre) property located immediately southwest of the Tenth Line and Mountain Road intersection, and is commonly referred to as the ‘Mair Mills Villages’ Plan of Subdivision.  The property is legally described as Part of the North Half Lot 44, Concession 11, Town of Collingwood, County of Simcoe and known municipally as 260 Mountain Road.  The lands are draft approved for a Plan of Subdivision for which the applicant now seeks a reconfiguration
 
THE PURPOSE AND EFFECT of the proposed Zoning By-law Amendment is to implement proposed revisions to the plan of subdivision that would reconfigure lots and blocks, permit changes to a variety of lot and yard standards for townhouses and groups or clusters of townhouses and add flexibility for addressing stormwater management and parkland needs.  Thus, the resulting zones would be similar to what is currently in place: Residential Third Density (R3), Residential Third Density Exception Forty-Two (R3-42), Recreation (REC), Local Convenience Commercial (C6) and  Environmental Protection (EP) with exceptions as required.
 
As noted, these lands are also subject to an application for revisions to the associated draft approved plan of subdivision (pursuant to section 51 of the Planning Act) in order to address the aforementioned reconfiguration of lots and blocks (File No. D1203217).
 
ANY PERSON may attend the future public meeting and/or make written or verbal representation either in support of or in opposition to the proposed Zoning By-law Amendment. 
 
If you wish to be notified of the decision the Town of Collingwood on the proposed Zoning By-law Amendment you must make a written request to Ms. Sara Almas, Clerk, Town of Collingwood, P.O. Box 157, 97 Hurontario Street, Collingwood, Ontario, L9Y 3Z5. 
 
If a person or public body does not make oral submissions at the public meeting or make written submissions to the Town of Collingwood before the by-law is passed, the person or public body is not entitled to appeal the decision of the Town of Collingwood to the Ontario Municipal Board. 
 
If a person or public body does not make oral submissions at a public meeting, or make written submissions to the Town of Collingwood before the by-law Amendment is passed, the person or public body may not be added as a party to the hearing of an appeal before the Ontario Municipal Board unless, in the opinion of the Board, there are reasonable grounds to do so.
