4.1      Proposed Zoning By-law Amendment (Consar)
 
THE PURPOSE AND EFFECT of the proposed Zoning By-law Amendment is to rezone the lands to enable the approval of the Consar Plan of Subdivision application also submitted for this same property. The proposed zoning would include a R3 exception zone to allow an increase of lot coverage for a single detached dwelling bungalow from 45% to 50%, and also a R3 exception zone for an enhanced accessory detached building and swimming pool setback from the Tenth Line of 3.0 m.  Other proposed zoning changes include revisions from the existing R3 zone to the REC zone for proposed parkland blocks, and re-alignments of existing Environmental Protection (EP) and Industrial Park (M5) zone boundaries.

The proposed Zoning By-law Amendment would also propose to remove the Holding Three (H3) holding symbol zone from the property.
 
ALSO NOTE THAT the lands proposed for the Zoning By-law Amendment are also the subject of an application for a proposed Plan of Subdivision (Town File No. 1201212). 
 
4.2       Proposed Plan of Subdivision (Consar)
 
THE PURPOSE AND EFFECT of the proposed Plan of Subdivision is to subdivide the subject property into a variety of lots and blocks to permit a residential development and shall also including various servicing, roadway, recreation and environmental protection areas.  The proposed Plan of Subdivision is considering the following residential types;
50 single detached dwellings units (15.0 m lot frontage),
110 single detached dwelling units (12.0 m lot frontage), and
72 townhouse dwelling units.
 
This land is also the subject of an application for Zoning By-law Amendment to the Town of Collingwood Zoning By-law (Town File No. D141012).
 
4.3       Proposed OLG Gaming Facility Public Meeting
In late May of this year, the Ontario Lottery and Gaming Corporation (OLG) announced their intention to expand private sector gaming in Ontario by issuing a Request for Information (RFI) seeking input from potential providers as it expands regulated private-sector gaming in Ontario.
 
The Town of Wasaga Beach, Town of Collingwood, Clearview Township and the Township of Springwater have been identified by the OLG as a potential location for a single gaming facility with 300 slot machines.  This area is called Zone C7.The OLG has indicated that each identified zone will only support one gaming facility and will ensure any new gaming facilities are not in close proximity to an existing gaming operation.
 
As a requirement under the Ontario Lottery and Gaming Corporation Act to establish a gaming site within a municipality, the municipality must seek public input. This public meeting is being held in addition to the Public Information meeting that took place at Wasaga Beach’s Rec Plex, October 16th, 2012, to obtain input from our community, residents, businesses, agencies and organizations.
