Project Description: The Applicant has appealed the Zoning By-Law Amendment and the Site Plan Control Agreement to the Ontario Land Tribunal. The Zoning By-Law OLT Case number is: OLT-21-001181. Applications for a Zoning By-Law Amendment and Site Plan Control have been received for a proposed Six-Storey commercial-residential multi-use building with 1056 square metres of ground floor commercial space adjacent to Huron Street, 130 residential condominium apartment units on floors 2 to 6 with surface parking, landscaped areas and two levels of underground parking.
The existing Official Plan designation for this property is the Shipyards Special Policy Designation - Mixed Use which allows for commercial-residential uses in buildings of up to six storeys, up to 130 residential units, and requires ground floor commercial adjacent to the Huron Street frontage. The rezoning and accompanying site plan applications propose to realize these Official Plan permissions, implementing commercial zoning with site-specific provisions as necessary.
