D12 04116 Red-Line Revision to Eden Oak McNabb Subdivision

The requested redline revisions to the associated draft approved plan of subdivision entail reconfiguration of 83 single detached lots into 24 development blocks for 119 townhouse dwelling units. The proposed Zoning By-law Amendment entails rezoning the affected lands from Residential Third Density Exception Forty-Five (R3-45) zone to a Residential Third Density Exception (R3-XX) zone in order to permit the townhouse dwelling units and reduce the associated minimum lot frontage required to 7.0 metres. It is noted that the requested zoning by-law amendment and redline revision also further implement re-designation of the subject lands to Low-Medium Density Exception One Designation that occurred with the approval of Official Plan Amendment No. 33 in 2015. The proposed Zoning By-law Amendment also includes a rezoning of several blocks, shown on the draft approved plan of subdivision as buffers for the adjacent Hamilton Drain, from the Residential Third Density Exception Forty-Five (R3-45) zone to the Environmental Protection (EP) zone.
