Project Description: The applicant proposes to amend the Town’s Official Plan and Zoning By-law to permit the development of a mixed-use development comprised of 6 commercial buildings, including such uses as retail commercial establishments, pharmacy, and food supermarket, and a 12-storey mixed-use building containing up to 165 residential dwelling units/suites/rooms.

The Official Plan Amendment proposes to redesignate the subject lands from Highway Commercial and Residential to Mixed-Use Corridor Exception designation(s) as appropriate in the new 2024 Official Plan. The application has been made to amend the 2004 Official Plan, but due to the timing of submission, it will amend the new 2024 Town Official Plan.

The Zoning By-law Amendment proposes to rezone the subject lands from the Highway Commercial C5 Zone and Deferred Residential DR Zone to the Mixed Use Commercial Exception (C4-xx) Zone.
