Notice of Complete Application concerning a Proposed Zoning By-Law Amendment

Take Notice that the Council of the Corporation of the Town of Collingwood has received an application for a proposed Zoning By-law Amendment under Section 34 of the Planning Act, R.S.O. 1990, c. P. 13, as amended. The application has been deemed to be a complete submission under Section 34(10.4) of the Planning Act.

A public meeting to hear the planning merits of the Zoning By-law Amendment application has not yet been scheduled. A Notice of Public Meeting will be provided in the future as per the requirements of the Planning Act.

Location: 180 Ontario Street

The subject property is located on the south side of Ontario Street, approximately 36 metres west of Minnesota Street and immediately east of the Train Trail. The property is municipally known as 180 Ontario Street and presently contains a single storey building with a daycare centre.

Area: 0.519 hectares
 

The purpose and effect of the proposed Zoning By-law Amendment is:

  1. To rezone the subject lands from Deferred Residential (DR) zone to a Holding X Residential Fourth Density Exception [(HX) R4-XX] zone to permit a four-storey apartment building with 60 units.
  2. To establish site-specific provisions for the proposed [(HX) R4-XX] zone to facilitate the proposed apartment building use including minimum interior side yard; minimum landscaped open space; maximum driveway width; minimum number of resident and visitor parking spaces; and minimum parking space length.

Any person may attend the future public meeting when scheduled and/or make written or verbal representation either in support of or in opposition to the proposed Zoning By-law Amendment. 

If a person or public body would otherwise have the ability to appeal the decision of the Town of Collingwood to the Ontario Land Tribunal but the person or public body does not make oral submissions at the future public meeting or make written submissions to the Town of Collingwood before the Zoning By-law Amendment is passed or refused, the person or public body is not entitled to appeal the decisions of the Town of Collingwood to the Ontario Land Tribunal. 

If a person or a public body does not make oral submissions at the future public meeting or make written submissions to the Town of Collingwood before the Zoning By-law Amendment is passed or refused, the person or public body may not be added as a party to the hearing of an appeal before the Ontario Land Tribunal unless, in the opinion of the Tribunal, there are reasonable grounds to do so.
