What’s Being Approved

Key map of subject lands for The Gateway Centre

Four parcels of land, known as The Gateway Centre, located at 853 & 859 Hurontario Street and 7564 Poplar Sideroad, have been approved for a new commercial and residential project. The total area is 3.76 hectares. The proposal seeks to transform currently underused land into a hub for shopping and housing. The approved Zoning By-law Amendment allows the Town to:

  • Permit new services, including a grocery store, a pharmacy, and various retail stores.
  • Prohibit automotive uses, specifically gas stations, car washes, and repair garages.
  • Permit a twelve-storey building in the northwest section of the property that combines commercial space at street level with apartments or seniors housing above.
  • Set design standards, including rules for building heights, "stepbacks" (where higher floors are set back from the wall of floors below), and underground parking.
  • Ensure proper timing (H29 Holding Zone); the development cannot start until it is finalized that there is enough water/ sewer capacity, that the nearby wetlands are protected, and that approval is received for the detailed development design.

How to Get Involved

The decision of Council has been made following a public participation process. The next phase for public involvement is the Appeals Process. If you wish to challenge the decision made by Council, you may file an appeal with the Ontario Land Tribunal (OLT) by following these steps:

  • File an appeal by May 24, 2026, through the OLT e-file service or by mail, including an official appeal form and fee to the Town of Collingwood, attention Clerk. P.O. Box 157, 97 Hurontario St., Collingwood, Ontario L9Y 3Z5. 

Please note: to have the right to appeal Council’s decision to the Ontario Land Tribunal (OLT), you must share your comments before Council makes its decision. The rights of third parties to appeal Zoning By-law Amendment decisions to the Ontario Land Tribunal have been restricted under the Planning Act.
