Please note: this is the second public meeting for this application. The first was held on October 7, 2024. Council directed that another meeting be held due to further changes to the proposed development.

- Area: 40.66 hectares
- Location: West side of Tenth Line, between Mountain Road and Sixth Street, west of the Georgian Meadows subdivision
What’s Being Proposed
The developer is asking Council to amend the current zoning to allow changes to the planned subdivision. Key requests include:
For all lots:
- Adjusting how “lot frontage” is measured for certain lot configurations
- Allowing buildings to project towards daylight triangles within exterior side yards
- Reducing the required sight triangle at intersections (from 6m to 3m)
- Increasing maximum lot coverage for decks or detached accessory buildings
For single detached homes:
- Increasing maximum lot coverage
- Increasing maximum driveway coverage in front yards (up to 60%)
For townhouse dwellings:
- Increasing maximum lot coverage
- Increasing maximum driveway coverage in front yards (up to 71%)
- Increasing maximum entrance widths (up to 61%)
Zoning boundary updates:
- Adjustments to the boundaries of the various zones on the subject property to reflect the proposed revised subdivision plan.
The property is also subject to Revised Draft Plan of Subdivision and Draft Plan of Subdivision Extension applications.
