Project Description:  The proposed Zoning By-law Amendment is to re-zone the property from Resort Commercial (C3) to Residential Second Density Exception (R2-XX) to permit a residential building with four dwelling units, including one (1) main dwelling unit and three (3) internal ARUs.

The proposed amendment also seeks to establish site-specific provisions for the proposed R2-XX zone to facilitate the proposed residential building, including:
•    An increase in the maximum height for a detached accessory building containing two (2) ARUs from 7.5 metres to 8.48 metres to address a temporary zoning conformity matter due to construction phasing of the proposed development.

The development is proposed to be constructed in two phases to accommodate tenants in the existing single-detached dwelling. Phase 1 will involve the construction of a detached ARU and Phase 2 will involve the demolition of the existing single-detached dwelling and an addition to the building constructed in Phase 1. The proposed redevelopment of the property will result in one residential building containing four dwelling units, including one (1) main dwelling unit and three (3) internal ARUs.
