Project Description: 

The proposed development is for an important affordable housing project that will create 30 affordable rental units on a Town-owned property in Collingwood. 

The proposed Zoning By-law Amendment will re-zone the subject property, which currently contains two apartment buildings, from Mixed-Use Commercial (C4) and Residential Second Density (R2) to a Residential Third Density Exception (R3-XX) zone to permit a three-storey apartment building with 30 units. 

The proposed amendment also seeks to establish site specific provisions for the proposed R3-XX zone to facilitate the proposed apartment building use, including:

  • a reduction in the interior side yard from 7.5 metres to 3 metres
  • a reduction in landscaped open space from 40% to 37%
  • a reduction in the number of visitor parking spaces from 8 to 7 
  • a reduction in the front yard for an accessory building from 7.5 metres to 3 metres and to permit an accessory structure closer to the front lot line than the main building

The Site Plan Application is for the development of a three-storey, 30-unit apartment building on the subject property, including 22 parking spaces, an outdoor amenity area and associated landscaping.
