Project Description: 

The proposed development is for an important affordable housing project that will create a three-storey building with 30 affordable rental units on a Town-owned property in Collingwood. 

The Zoning By-law Amendment re-zoned the subject property, to Residential Third Density Exception Eighty-Five (R3-85) Zone to facilitate the proposed apartment building, including:

  • minimum interior side yard (south) of 3 metres;
  • minimum landscaped open space from of 35%;
  • minimum interior side yard for an eave on the main building of 2.4 metres;
  • minimum front yard for the eaves on one (1) detached accessory structure of 3 metres;
  • minimum front yard for the eaves on one (1) detached accessory structure of 1.3 metres;
  • minimum front yard for two (2) detached accessory structures of 3.6 metres;
  • minimum front yard for one (1) detached accessory building of 1.6 metres;
  • permit an accessory building closer to a front lot line than the main building; and
  • a minimum visitor parking ratio of 0.20 spaces per unit.
